Willowspan
30-year reserve funding plans for self-managed condo and HOA boards

See the years ahead. Make the funding conversation concrete.

Willowspan turns projects, balances, and contribution choices into an inspectable funding plan. Trace every number, compare the choices, and bring checkable arithmetic to the board.

No account required to model the whole building. Pay only for continuing board workflows and clean output.

  • 30-year view

Cash flow across the full horizon.

  • Checkable arithmetic

Integer cents with a published method.

  • Browser first

Plan locally before you explicitly save to an account.

  • Portable records

Full data export, packet preview, and a live-formula workbook on Board Plus.

The fault line

The year a reserve balance stops being abstract.

Maplewood Court is a six-unit building from 1978. Its entered components and current contribution produce the same forecast here as they do in the workspace.

From inventory to vote

Three steps. One decision trail.

Start with what the association knows, make each choice comparable, and preserve the assumptions the board acted on.

  1. 01

    Map the work

Enter each component, its timing, cost, and the evidence behind it.

    8 components · 14 projects

    Example source: Nordvik Roofing

    Open the component inventory
  2. 02

    Test the choices

Follow the balance, then evaluate each funding goal on the same footing.

  3. 03

    Prepare the decision

Bring the assumptions, alternatives, and decision trail into a board-readable record.

Funding choices

Three plans. The board picks one.

These are alternatives, not a ranking. Each goal is solved against the same projects and assumptions so the cost of the policy choice stays visible.

Inspectability

Every number opens.

A board should not have to trust a score. Every project cost keeps its source, base year, inflation assumption, and arithmetic beside the result.

  • Cost sources remain attached to components and packet schedules.
  • Forecast exports preserve the entered plan and scenario data.
  • Board Plus adds a workbook whose formulas recalculate.

A durable board record

The plan travels farther than the meeting.

The packet names the position, alternatives, assumptions, component evidence, and year-by-year cash flow. The next treasurer can see what changed and why.

A handoff is part of the financial control, not an afterthought.

What this does

The planning tool a board uses between reserve studies.

Use the costs, timing, bids, and study evidence the association has to ask what to collect, what to change, and what each choice does to the cash balance.

Produces
An inspectable funding plan and board record
What this is not

Not a reserve study. Not legal or lending advice.

Willowspan does not inspect components, determine statutory compliance, or decide whether a building or project is eligible for financing.

  • No compliance claim in any state
  • No eligibility or warrantability verdict
  • No invented costs or hidden health score
  • Published guidance is dated when cited
Pricing

Per association. Not per board member.

Questions before you begin

Know what the first plan does.

Start without an account, inspect the forecast, and decide whether the continuing board workflow is useful after the numbers are concrete.

Is Willowspan a reserve study?

Willowspan makes a funding plan from the figures your association supplies. It does not replace professional condition, engineering, legal, or statutory work. Read the calculation methodology.

What is included in Free?

Free includes the full forecast and scenario lab, all three funding goals, saved association data, a watermarked packet preview, and full data export. Compare the plans.

Where does my plan data live?

Without an account, the workspace is stored in your browser. After you sign in and explicitly save, Firebase Authentication identifies you and Cloud Firestore stores the association and plan on the server. Read the privacy explanation.

How is percent funded calculated?

Percent funded compares the reserve balance with the accrued component liability on the selected date. It is one measure of position, not a pass-or-fail score. Use the percent funded calculator.

Can I start from an existing reserve study?

Yes. A study can supply component costs, timing, and source labels. Willowspan uses those entered facts in a funding plan and does not replace the study. See how evidence stays attached.

How do paid plans work?

Sign in, create or open the association, then subscribe from Billing. Plans are priced per association, not per board member. Sign in to continue.
